Which package should I choose?
- Basic is primarily carried out on apartments above ground floor where there is a low risk of termite or other pest related damage.
- Standard is our most popular inspection and covers the majority of inspection requirements.
- Premium is usually selected for buildings over 40 years old that may require upgrades to electrical, plumbing & gas. A licensed plumber and electrician will have to be appointed to conduct the plumbing and electrical component of the inspection.
How is a home inspection completed?
We conduct a visual inspection and use a range of inspection instruments and tools like:
- Moisture meters
- Thermal imaging cameras
- Scopes
- Sounding devices
We record evidence of building defects including taking measurements where applicable and recording photos of the defects. We then document all of these findings into an easy to read report.
What areas of the house are inspected?
- Roof exterior
- Roof interior (roof void)
- Under the floor (if applicable)
- Interior and exterior of the house
- Other structures on the property like garages, car ports and sheds
- The site itself including drainage, retaining walls and fencing
How long does the house inspection take?
- Depending on the property itself, we allow an hour for the inspection and up to another hour for reporting and documentation.
- Some home inspections take less or more time depending on the degree of accessibility and depending on the number of defects found.
- We then prepare the report and liaise with the client on the findings.
- The report is available within 24 hours of inspection and often sooner.
What is excluded from the report?
The following list is an example of the types of issues or areas of the house that are excluded from the inspection. Speak with your building inspector about any concerns and refer to the terms and conditions for more details.
There will always be exclusions but we are up front about what these are and we will help you make an individual assessment about the level of risk they present in each home.
- Issues related compliance with the building regulations and acts.
- Anything below ground (footage, draining, soil conditions)
- Anything concealed within the walls like insulation, plumbing and electric wiring.
- Too high? Second story roofs can be inspected by prior arrangement.
