Asbestos Inspection & Testing Services

Asbestos Testing Packages We Offer

Not sure which level of asbestos testing your property needs? Jim’s Building Inspections offers three packages, so you only pay for what your situation calls for.

Visual Only

A visual asbestos inspection identifies likely locations and conditions of suspected materials, plus management advice. No lab samples are included in this stage. It’s a starting point for a general read on risk, though sampling is the only way to confirm asbestos with certainty.

Visual + Samples

Adds NATA-lab-tested samples to your visual asbestos inspections, confirming exactly what’s present. Most buyers, renovators and homeowners choose this option for a confirmed result rather than an estimate.

Workplace Asbestos Registers (Commercial Properties)

A workplace asbestos register records the location, type, condition, and date of identification of all asbestos and asbestos-containing materials on site, keeping workers, contractors and visitors aware. Registers are generally required for workplaces built before 31 December 2003, and rules vary by state. We prepare your register from our asbestos testing and inspection findings, and can ensure it stays updated through programmed annual re-inspections.

No Conflict of Interest, Just Honest Advice

With an estimated 1 in 3 homes in Australia containing asbestos, most buyers, owners and landlords will run into it at some point.

Jim’s Building Inspectors have no financial relationship with any asbestos removal company, so the advice in your asbestos test is based on what your property actually needs. This covers recommendations on ongoing monitoring, encapsulation, or removal by a licensed specialist.

Complete Your Asbestos Inspection with These Reports

To ensure your property is covered on all fronts, you can pair your asbestos inspection with different building inspections, including:

  • Building Pest Inspections: A sensible pairing for older homes, where pest damage and ageing asbestos materials often turn up in the same areas.
  • Pre-Purchase Inspections: Add asbestos certainty to your due diligence before committing to an older property.
  • Mould Inspections: Useful if damp is showing up near suspected asbestos materials, such as wet area linings or eaves.
  • Strata Reports: Help identify who’s responsible for asbestos in shared building elements such as fencing, cladding, or roofing.
  • Smoke Alarm Inspections: A practical add-on for landlords managing compliance across an older rental property.
  • Property Condition Reports: Give landlords and investors a documented record, including any asbestos findings, at a point in time.
  • New Construction Inspections: Confirm a newly built property meets current standards, as asbestos has been banned in Australian construction since December 2003.
  • Dilapidation Reports: Good to arrange if nearby demolition work could disturb asbestos in older structures in the area.

Why Asbestos Testing Matters

When disturbed during renovation, demolition, or maintenance, asbestos-containing materials release microscopic airborne fibers that cause severe, long-term respiratory diseases when inhaled. Professional asbestos testing identifies hazardous materials before work begins, giving property owners the legal compliance and safety confirmation needed to proceed safely.

Who Needs an Asbestos Assessment

Conducting routine asbestos checks is critical for key property stakeholders:

  • Pre-Purchase Home Buyers: Identify hidden environmental liabilities and repair costs before settlement alongside a pre-purchase building inspection.
  • Homeowners & Renovators: Prevent dangerous exposure to airborne fibers prior to cutting, sanding, or knocking down walls.
  • Landlords: Fulfill your legal duty of care to ensure rental properties are safe for tenants.
  • Builders & Contractors: Meet mandatory Workplace Health & Safety (WHS) obligations before starting on-site work.
  • Commercial Property Owners: Establish and maintain legally compliant workplace asbestos registers and management plans.

The risk of finding asbestos-containing materials (ACM) in an Australian building is directly tied to when the property was built. Because asbestos was heavily utilized in building supplies throughout the 20th century, older structures carry a significantly higher probability of containing bonded or friable asbestos products. Knowing your building’s age helps determine whether immediate testing is required.

Property Age & Asbestos Risk

Asbestos was widely used in construction until progressive national restrictions were implemented. According to guidelines from asbestossafety.gov.au, build age indicates the following risk levels:

Build YearAsbestos ProbabilityRisk Assessment
Pre-1985Highly LikelyExtremely high probability of asbestos-containing building products.
1985 – 1990LikelyAsbestos products were still actively sold and installed across Australia.
Post-1990UnlikelyMinimal risk, leading up to the complete national ban in December 2003.

Common Areas & Materials to Check

Asbestos can be concealed throughout various internal and external building components:

  • Corrugated roofing sheets, capping, and guttering.
  • External eaves, gables, soffits, and wall cladding.
  • Asbestos-cement boundary fencing (such as HardieFence).
  • Vinyl floor tiles, linoleum backings, and tile adhesives.
  • Internal wall sheeting, villaboard, and wet area linings.
  • Loose-fill insulation, thermal pipe lagging, and electrical meter boards.

Highly recommend using Mark from Jim's Building Inspections! We engaged Mark for a pre-purchase building and pests inspection based on a referral. We required an urgent inspection within 24hours and he was able to cater to our request without reluctance. He was very friendly and approachable on our initial phone conversation, providing us confidence to move ahead. Mark then undertook a very thorough inspection of the property, from all the structures (including subfloor and roof space) to the lemon trees in the garden, and put in alot of effort that i have not seen other inspectors match. I was also advised that his demeanour with the property owners was very professional and friendly and made them feel comfortable to enter their home. Immediately after the inspection, mark gave me a thorough rundown of the results verbally over the phone and did not make any attempts at sugar coating. The next day we received his inspection report which matched all the advice given verbally. It was also clear and extensive, and left no room to debate his findings. Even after the inspection was completed, Mark still provided some after-care in checking in with us and ensuring all went well afterwards. Unfortunately the sale of this particular property fell through for other reasons, however we will definitely be using Mark again when we find the next one to purchase.

Frequently asked questions

An asbestos inspection is a visual check conducted by a qualified consultant to identify suspect materials. Asbestos testing is the scientific laboratory analysis of a physical sample to confirm whether asbestos fibers are present.

Costs depend on property size, accessibility, and the number of lab samples required for testing. Contact us on 131 546 or request a quote online for an upfront, transparent price.

Yes. Disturbance from power tools, demolition, or cutting releases hazardous asbestos fibers into the air. An inspection identifies ACMs in advance so they can be safely managed or professionally removed.

Most on-site asbestos inspections take 1 to 2 hours. Laboratory testing, where required, is typically completed within 24 to 48 hours. Actual timeframes may vary depending on the property and testing requirements, so please check with your inspector for specific details.

Some Australian jurisdictions permit limited removal of small quantities of bonded (non-friable) asbestos by homeowners, subject to strict legal requirements. Licensed removal is generally recommended.

If the material is intact and undisturbed, it may simply require ongoing monitoring. If damaged or located within a planned renovation zone, your report will provide clear safety guidance and recommended removal steps.

For many workplaces built before 31 December 2003 where asbestos is present or assumed to be present, an asbestos register is required under WHS legislation. For residential properties, an inspection is highly recommended before buying or renovating.

Bonded (non-friable) asbestos is bound in a solid matrix like cement sheeting and is low risk unless broken, cut, or drilled. Friable asbestos can be crumbled into powder by hand pressure (e.g., loose insulation) and releases dangerous airborne fibers easily. Friable asbestos is generally considered significantly higher risk because fibres can be released more easily.

No. Standard building and pest inspections focus on structural integrity and timber pests. Asbestos inspections require a dedicated assessment and specialized lab testing service.

Inspectors wear proper PPE, suppress dust with water or sealant, carefully extract a minimal sample, seal the area, and store the material in airtight, double-bagged containers for secure lab transport.

Yes. Most states don’t require asbestos removal before a sale, though vendor disclosure obligations vary by state and may require that known issues be declared. An asbestos inspection report gives you documented evidence of what’s present, helping you meet disclosure requirements and negotiate the sale with confidence.

Workplace asbestos registers should be reviewed and updated regularly, particularly after any renovation, damage or maintenance work that could affect asbestos-containing materials. Jim’s Building Inspections offers programmed annual re-inspections to keep your register current, so you’re not caught out when compliance is checked.

Asbestos in shared building elements, such as external cladding, common area fencing or roofing, is usually the body corporate’s responsibility rather than an individual lot owner’s. For residents, an asbestos inspection confirms where the material is located and provides evidence to raise with your strata manager. For strata managers, the same report supports maintenance planning and keeps owners properly informed.

Disclosure obligations vary by state, but landlords are generally expected to manage known health and safety risks, including asbestos, in a rental property. Asbestos inspections give you documented evidence of what’s present and its condition, helping you meet your obligations and manage the property responsibly.
