Spotted during a pre-purchase building inspection in Chelsea Heights this week: A classic case of a fresh coat of paint hiding a not-so-fresh reality!
When it comes to renovations, sometimes a shiny new paint job can be as deceiving as a glittery unicorn – beautiful, but not always magical. From the ground, this house’s roof tiles looked like they were in tip-top shape. Spoiler alert: they weren’t.

Turns out, the house may be “newly renovated,” but the roof tiles were just given a facelift – they were painted! Our trusty Building Inspector climbed up, channeling his inner detective, and discovered some tiles were cracked in multiple places and, even worse, had slipped out of position like they were trying to escape their responsibilities.

While there was no obvious sign of major water damage (phew!), our potential buyer is now fully aware that roof repairs are on the horizon. At 10+ years old, this roof will need some TLC to avoid turning into a water feature. So, the buyer can now factor in those future repairs and keep their umbrella handy!
